We offer a complete service, including the removal of old buildings if needed. We can also incorporate kitchenettes, toilets, and showers, although this may extend the construction time slightly.

  • What comes as standard in a Cosy Garden Room?
    There isn’t really a standard Cosy Garden Room. As we build any size, any shape, any configuration each quotation is different. However, when you receive a quote from us regardless of the design it will include: Internal Security boarding Fully insulated floor, walls and ceiling Concrete base Internal decoration Flooring Electrics package Recessed sockets and downlights Electric heating UPVC windows and doors Wide range of cladding options; composite cladding, slatted composite cladding or wood.   • How much does a garden room cost?
    This is one of the most common questions we get asked —and it’s no surprise. Everyone wants a clear idea of costs before committing to a quote. At Cosy Garden Rooms, our prices start at £10,000, but the final cost depends on factors like size, materials, and custom features. We offer an all-inclusive price, as standard all of our buildings include: Internal Security boarding Fully insulated floor, walls and ceiling Concrete base Internal decoration Flooring Electrics package Recessed sockets and downlights Electric heating UPVC windows and doors Wide range of cladding options; composite cladding, slatted composite cladding or wood. UK wide design and build As a guide here is an example garden room, and prices. 4m x 3m building £17,916 5m x 3m building £20,544 The specification of the building is: o 1.8m French doors o Two full-height windows (0.5m wide) with top lights (opening top windows) o Hardie board maintenance-free exterior cladding (choice of 21 colours) o Concrete foundation base o 300mm composite decking step o Full building electrics package, including LED dimmable lighting, double sockets, canopy spots, two up/down lights, and a wall heater o Delivery/Travel, installation location: Leicestershire o Flooring and internal decorating
  • Can I have a toilet and/or bathroom in my garden room?
    Yes! With proper planning and the right infrastructure, including water, electricity, and drainage, you can have a toilet, bathroom or shower room in your garden room. However, we do not offer a plumbing service. We are happy to liaise with a plumber of your choice to discuss any necessary plumbing work. We can do all the preparation work for the pipework. We request that all plumbing work is carried out after the building has been finished, and that all pipework goes through the walls of the garden room, not through the floors.   • Do Cosy Garden Rooms come with a guarantee?
    All Cosy Garden Rooms come with a 10 Year manufacturers guarantee. This guarantee covers replacement of any component parts should they be found to be defective within this period. However, it does not cover accidental damage or weather damage once the building construction is complete. This is in addition to manufacturers/suppliers’ warranties: We use a quality EPDM Rubber roofing system on all our buildings which has a life expectancy of more than 50 years and are guaranteed by the manufacturer for ten years; PVCU Windows and Doors - 5 Years (please note that external ironmongery is guaranteed for 1 year and may be subject to ‘pitting’ as it weathers).
  • Can I have partition walls / separate rooms?
    Yes, we can build partition walls to create separate rooms.
  • Do you offer an electrical connection from my house to my garden room?
    We offer a complete electrical package including connection service from your house to the garden room. We will run an armoured cable from your main electricity supply in your home to your garden room. Typically, this will be installed underground and connected to an electrical fuse box or consumer unit within the garden building. This is an additional cost, which will be confirmed during your design consultation. Alternatively, you are welcome to arrange for your own preferred electrician to handle this aspect if you prefer.
  • What access do you need?
    When we visit you, we will assess the access to your property. Ideally, we require parking for at least one van (we use long wheel base vans) and a clear access to the site area. This could be via a side access, gate, garage or possibly through the house (as long as there are no 90-degree sharp turns). We build on site so the access doesn’t need to be particularly wide.
  • Will I need to obtain planning permission?
    Planning permission is usually not needed for garden rooms as they fall under your permitted development rights. Most houses, even those in conservation areas and areas of outstanding natural beauty, have permitted development rights. The only residences without permitted development rights are flats and listed buildings. There are some conditions that need to be meet but the vast majority of garden rooms meet them.
